Tenant wants to break her lease

I have a tenant that has been in our newly renovated house for 5 months. She paid a 250 pet deposit, 975 deposit and first months rent. She has always for the past 5 months paid on time and even early. 2 weeks ago her and her daughters dog got out of the house and got ran over. She called me this morning and ask if she could break her lease because it’s too tough for her and her daughter to come home from school and work to see the house empty. I actually know how this feels and feel sorry for them. Looking for advice on letting them break the lease. They have been the the sweetest tenants. But I also know this is a business.
