Tenant occupied listing not offering showings.
A SFH I see has finally dropped to an attractive price for ROI so I wanted to see it. But the agent said they are accepting offers on it and not showing it. It has a tenant on a month to month lease. Is this a common scenario, and what does it normally mean?

Very common. Means they don’t want the tenant to move out because 40 lookie loos wanted to trudge through the house. Mostly neighbors and people who will never buy.
Make a standard offer with a standard inspection period. I’ve bought more than 1/2 my houses without seeing the inside. I bought my only out of state rental, my most expensive, from just pictures.
Maybe you get lucky and it scares off all the newbs from even making an offer.
