Question: Early Termination Notice

I'm going to do my best to explain.

I have a 1 yr lease with husband/wife of a house, ending May 19, 2020. The owner wants to sell the home and there war discussion of us buying the home. Long story short, we've decided not to buy. Last week we received an email, subject reads "Early Termination Notification. The email basically says if we plan on buying the house we need to close by March 1. If we don't plan to buy, she's going to put it on the market that date. So our question to them was how would that effect us and when would we need to move out. They dont know nor does the seller agent. Our plan is to try to move out by 3/1 bc we can't fly by the seat of our pants. Does anyone know if we'd be obligated to pay rent until May? Is us moving out 3/1 considered breaking the contract?
