How to figure ARV for triplex

I have been trying to break into landlording. I have been researching for a couple years now while working on my credit and now have reached a point financially that I beleive I can purchase my first rental.
I have been to a couple of REI meetings and met some wholesalers and private money lenders. I am in the process of buying a house of my own and have found a real estate agent that I like and has been very helpful. I have talked to some of the local landlords and beleive I have a good understanding of the costs involved in owning rental property.
My question at this point is how do I determine the ARV of a duplex or triplex and if a triplex is already in rentable condition how do I figure out the market value. I need to be able to figure this to determine my best financing route.
