Tenant Stopped Paying Rent While I’m Under Contract

Just like the title says. New one to me. I knew she would be trouble when I met her at inspection but didn’t think she’d show her cards so early. Evictions take 8-10 months around here. Her unit is not in great shape as is.

Seller doesn’t want to do anything about it and I’m honestly surprised they told us. Why bother?

Walk away and lose my earnest or buy it anyway?

Any other options?

Thanks

offer an addendum to delay until eviction is completed and another walk through is complete by you. If not walk .. how much would you be losing in deposit?..
