Is it possible to buy multiple multi family properties

So im new to RE investing i like the idea of buying homes and renting them out. However i dont have much capitol for down payments. There are 2 properties im am interested in. Is it possible to pull this off? First is a triplex. Asking price is 490k have been remodeled. I figure mortgage would be 3200 ish and based on what little i know would be another 6 to 700 in operating expense. Current tenants would like to stay each unit is rented at 1625. Is this enough of a return to go for. Second property is a duplex at 420k.operating expense would be about 400 to 500 mortgage comes down to about 2500 and each unit rents at 1700. Would any of or both be enticing to take that first step? Any advise is appreciated. Can both be bought?
