Renting to Students (GPA Discount)

Hello BP members, 

I am looking to invest in an area that is dominated by college students and was wondering if anyone has attempted to give a small discount on rent at the end of a semester pending the maintenance or improvement of a tenants GPA? The idea being to promote studying instead partying (potentially decreasing the damage/complaints on the property), incentivizing the tenant to stay throughout their college career (decreasing turnover/vacancy), and developing some additional motivation for a tenant to choose my property over another similar property. 

Is this idea potentially feasible and beneficial? Or is it seemingly unrealistic and risky (legally speaking)?

I see this being an administrative nightmare. It would be very easy for students to send you fake grades, and why wouldn't they? A $50/mo rent brake is huge for a college student. How often do college students complain about the noise from other college students in student housing properties anyway?
