What are your reservations based on when deciding on a tenant?

Hi everyone

I've been a landlord now for almost 3 years. So far I've had pretty good experiences. I'm excited to be adding more doors to my portfolio outside state lines. What are your reservations when you are deciding to move forward with a tenant? I've seen and heard all kinds of horror stories. I hope if I am ever found in those situations, I can meet them gracefully.
