Seller's tenant moved out 30 days before closing

BP, So this is a new one for me. I am under contract on a 4 plex and just found out that a tenant has "abandoned" one of the units. The seller informed me that he has changed the locks and is prepared to begin the make ready process on a unit that has been abandoned mid-lease. One of the other tenants called to let him know that it appears as if the person in the adjacent unit was moving. Approximately 5 days later the seller inspected the now empty unit and changed the locks. He says he has had no contact with the tenant. 

1. Is he handling the situation correctly? We live in TX

2. Is there anything I should do to cover my backside?
