Management Software Recommendation

I'm looking for recs on the best software to use for managing properties.  I'm managing 25 units for an owner who's wanting accounting and work orders done on the software.  I'm currently using simplifyem and it's pretty solid, but the spreadsheets aren't what we are looking for.  Any and all recommendations are appreciated.
