Tenant Wants To Pay Partial Rent

Hi Everyone,

I have a situation where my tenant texted me today (Which is the 4th-grace period ends tomorrow) & informed me that "she currently only have $500 for rent & wanted to know if I would like to take that portion now or would I like to wait for the full amount." 

Well her rent is $755 and she would always pay on the 4th or the 5th so I wasn't really prepared for this because she never was late before. So my question is how do I handle this?

I know that eviction notices get tricky if you collect partial rent so I would love to hear from more experience investors   

The property is a duplex in Philadelphia & this was a inherited tenant so the old lease tell me its a $50 late fee
