Insurance claims for rentals vs primary residence
I think this is the right forum to post to, if not let me know.
So this issue/question recently dawned on me while searching for homeowners insurance.
For insurance against properties (rental properties, primary residence or seconda home/residence), are claims against the properties all in aggregate across all your properties & property types, or it is aggregated for each type of property or treated individually? For example:
- can a claim on one of your rental properties affect your primary residence insurance rates?
- can a claim on your primary residence affect insurance rates on your rental properties?
- can a claim on one of your rental properties affect the insurance rates on your other rental properties?
if they can be kept independent of each other, are there any tips for ensuring that? For example I have an out of state rental property with a property manager. It has a dwelling insurance policy meant for rentals, but is tagged for a mailing address set to my primary residence (although the insurance property address is correct & out of state). Not sure if that might misleadingly tag in the insurance claims systems that I have a claim against my primary residence when it was actually my rental property because of the mailing address association.
