Help to Break the lease officially

Hi,

We have lease until May. Unfortunately we bought own house, so we need to break a lease.

We wrote about it to the landlord in the beginning of December. Landlord is looking for new tenants and we do our best to help him. 

Peaple are coming to see property, I show property. But landlord is waiting. 

I am afraid that he will wait until May to look for the ideal tenants. 

Can I do something? Pay rent and mortgage together we can't afford. 

If I hire real estate agent (I mean I will pay for service), is it help us? 

Any thoughts?
