where are the good tenants

all i can do is laugh. the most recent applicant hasn't filed a tax return in years and has no proof of income, works off books (cash), has a "large inheritance", wants to move in NOW! and can pay 6 months in advance. How's that for red flags? Can't follow the instructions on the rental app ... has no credit cards, etc etc what a joke.
