Tenant lease is up and going to month to month

I have a tenant who’s lease is up on the 18th, I posted and presented the new increase 60 and 30 day notices and they are going to go month to month for now, can I charge the new daily rate for the remaining 13 days?

Also I am starting to charge w/s/g going forward, can I also change that for the 13 days?

    When they are on a month-to-month lease, any changes to the terms require 30 days notice. Give them notice on January 1st with the new changes taking place February 1st.
