Areas with best ROI in New Jersey

Was wondering if there are any landlords here that would know which areas bring you biggest cash on cash return [at this current time]?

(newark, east orange etc. Don't have anymore that great cash on cash return like they had up until about 2 years ago)

Cash on cash return changes based upon the method you're using to finance, rates, down payment, etc.   So in theory, a house that you overpay for in a neighborhood which is not going up in value can have a higher cash on cash return if you financed 99.999% of it even at a higher rate than the property in the appreciating neighborhood where you put down 25%.
