Evict a previous foreclosed homeowner who been living in prop3yrs
Hi everyone this is my first time evicting tenant. Purchased a property where the prior homeowner has been living in property 3 years past foreclosure.. It’s a delicate situation telling someone the have to leave. Does anyone have any advise or ideas I should use when sending them a letter.. and oh can the vet landlords tell me if they do cash for keys??

Have you considered NOT evicting them? Have you considered renting to them? You didn't mention your intentions for the house.
I evicted a squatter (who was originally the tenant of the prior owner). He had been there 13 years. He moved out without much fuss. He needed more time than we initially discussed, but that didn't surprise me.
I did post an eviction notice. It was a letter explaining when I took ownership of the property and that I was charging market rate rent of $XXX per month. So, it was a 10 day pay or quit notice. If the squatter didn't move out, I could then file for the eviction like any other tenant because I made them a defacto tenant with that letter.
Thanks so much for your advise.. don’t think I want them as tenants. When I called the water department I found out that they did not have running water since sept 30. But the rep at the water indicated that just because the water it off with the city don’t mean that they don’t have running water. With that said my thought was just to evict them. As for my intentions with the house I plan to make repairs roof plumbing Hvac electrical. I’ve already insured the property and State Farm is giving me 1 year to get the roof repaired. I just hope that he leaves with no fuss.
