Tenant wants to break his lease early
A have a tenant in one of my rentals and his lease his up in June 2020. I'm looking for experiences or something really fair besides having him pay 6 months. At the same time Jan. and Feb., are the last 2 months I'd want to get stuck having to find tenants. Can you all share your advice or knowledge with me? It would be much appreciated. THANKS

@Brian Terry Your lease should have an early termination clause. If not, tell him that you will do your best to get it rented, he needs to make sure the place is in top shape and available for viewings (with proper notice). Until you find a tenant, he needs to pay the rent.
You could offer a lower price for the first month (with the current tenant paying the difference) if you have problems finding someone for Feb (assuming Feb because the current tenant needs to give 30 days' notice from the first of the month).
