Abiding by the rules.

I had several tenants who decided to use their security deposit as their last month rent. What is frustrating about this if there are any damages to the apartment I have to come out of my pocket to fix it. My lease clearly states that this not allowed. I'm reaching out to the BP Community for suggestions.

    Since when are they managing your pocketbook?  Tenants do not get to decide how their security deposit is used; it's not intended for rent payment. Check your lease and make sure that there isn't some clause you've inherited that gives them the option.  It simply isn't going to happen in my business.  Rent is rent...it's due on the 1st.
