House Hacking (Landlord Occupied Property)

I just bought my first home and I have some tenants lined up. I would like to get them on a lease to protect both them and me form any problems. We are all still going to do a roommate agreement outside of the lease for the various common area expectations. I want to make sure that I do the legal things since this will be a landlord occupied property. Should I put them all on a sublease and lease my self the property? Should I put them all on their own separate lease with different terms depending on the rooms and their price? Should I create my own separate agreement? I would really appreciate some advice. I live in Las Vegas, btw.
