rental management software/system input?

Hey all -  I'm looking for a new property management software solution to replace Quicken Rental Property Manager.  Basically, it's met my needs for years, but i can't install it onto a new PC without signing up for (full) Quicken as a service.

I have a property manager who maintains the buildings, manages tenancies, and basically reports to me what they did.   I pay the utility bills.

I really just need to track expenses (hopefully attach to units) and rent collected - for the purposes of maintaining P+L and tax Schedules.

Don't want to lock myself into a $100/year solution that would be overkill.

Any thoughts?    Wondering how robust Cozy's expense trackers and report are.  The samples look kind of weak.
