Why typically pays these expenses?

Hello BP!

I am planning on making my first offer for a duplex which I will house hack, and am curious to hear from your experience who usually pays the following expenses (landlord or tenant). I am running my numbers, and want to analyze it properly. I understand the decision is ultimately mine but still would like to know how it’s typically handled:

-Water

-Sewer

-Electricity

-Gas

-Garbage

-Lawn Care
