Why typically pays these expenses?

Hello BP!

I am planning on making my first offer for a duplex which I will house hack, and am curious to hear from your experience who usually pays the following expenses (landlord or tenant). I am running my numbers, and want to analyze it properly. I understand the decision is ultimately mine but still would like to know how it’s typically handled:

-Water

-Sewer

-Electricity

-Gas

-Garbage

-Lawn Care

It’s different market by market and it depends on if you’re submetered for electric and gas. The common thing is that the landlord pays for everything that isn’t submetered. There just isn’t a hard and fast rule and it depends on market and property and what you can pass off
