Cash flow California market advice

Hello BP, I'm from the Bay Area, CA looking to invest for cash flow. This is my first investment and have been learning a lot from BP.

I know the Bay Area market pretty well and have no personal connections out of state.

Since my local market doesn't support cash flow, what should I be doing to set up some cash flow? Can someone please suggest how would one (or should one) invest in markets where they never lived?
