Negotiating with New Home Builder

Hello BP!

Recently I came across New SFR homes which are being built in phases. I am planning to purchase for buy & hold purpose. Builder seems to be open for negotiation. He mentioned to me something which I feel is fair and wondering how do I find different ways to negotiate the price/terms etc.

They are building many homes in the community, he is worried about the appraisal value if he has to discount the price for me. Which I feel is fair. With that said, what are the different ways I can leverage which could be a win/win situation for both of us. I do not need lender financing.

I know few things I can do: Cover Closing cost, add appliances, etc

Most importantly How do I leverage in way I can supplement second investment property with this negotiation in 1-2 years?
