NJ rental screening advices

Hi,

Need some advice, i have a family whose interested in renting one of my units in JC that is 2bedrooms. 

He and his wife have 3 kids and is expecting another kid.(2 adults and 4 kids soon to be).

His credit is mid 500’s, mainly due to his student loan debt. He was recently approved for a car loan of $400, and have a active credit card with about 3k in it.

The husband works and makes about 40k and the wife works part time and making about 20k. The employment history is weak (6 months of employment).

They are capable of paying the 1.5 month security and the first month rent.

They have a n active “consent to enter judgement for possession” with the recent landlord because of the repairs the landlord failed to make.
