Help me decide on Laundry solution.
Just closed on a new 2br. 1ba sfr today! The home is rent ready, but I'm planning on doing a light cosmetic remodel in hopes of attracting better quality tenants, and a higher lease amount.
Plan is adding paint, crown, refinishing the hardwood floors, granite tile counter tops, and appliances. Pretty standard stuff that's easy to budget for.
The only major change I'm considering is moving the laundry room indoors. It's currently located in a detached garage.
I have 3 options as I see it.
1) Leave laundry room in Garage. (Cheapest)
2) The previous owner had already plumbed washer hookups in the kitchen. I would have to run power for the dryer and probably do a stacked setup. This would be pretty easy and inexpensive, but it makes the kitchen pretty cramped.
3) Re-route washer lines, and run electrical for dryer to a closet in the living room. The closet is big enough for a stacked setup. This would be the most expensive route, but it would also be the aesthetically pleasing way to do it.
I was originally leaning towards route 3, but am concerned about the prospect of the washer developing a leak and ruining the hardwood floors in the entire living area. The kitchen has vinyl and wouldn't pose the same hazard.
Home is on a raised foundation so it's fairly easy to run new lines.
