Managing my own properties

I'm in Tenneessee. I have 1 rental and manage it myself through an LLC I created. I do not have a real estate license and didn't really plan on getting one just to manage my properties. A friend is looking to aquire some properties near me (he is out of state) and wants me to manage them. He would be purchasing them in his LLC that he would create for these new properties. If I become a partner in his new LLC (even at 1%) do you think that would be sufficient to manage these new properties under my property management llc without having to get my real estate license? My intentions are not to grow the property management business, I would be taking these on as a favor to help a friend. Thanks so much for taking the time!
