Questions about leasing single family home to a business?

House has been vacant since September and we have a company that wants to do a 6 month lease and put three of its workers in the house.  They want to move in as soon as the lease is signed (ideally by Sunday in only 4 days).  Company is paying, but aren't tenants still responsible for the house?  I have a ton of questions:

1. How do I modify the lease?  

2. Is this considered a commercial lease?

3. Can I list the company and the three tenants on the lease?  

4. How do I make sure the lease outlines that the company is responsible for BOTH the financial rent payments but also the damages to the house?

5. Is it ok to simply list the company owner as the responsible party?

6. We usually require our tenants to have renters insurance to cover personal property.  But in this case, the company is going to furnish the house for them, probably thru Rent-A-Center.
