Dwelling Insurance for Rental Property?

Tamara Sorensen
Posted

My spouse and I own a home in a B+ area in Utah that we’ve had rented out to tenants for the past few years. We own it outright but we’re renting ourselves a few hours away because we want to build in this new area. We currently DONT have homeowners insurance ourselves so it was making premiums expensive if my memory serves me right.

We had dwelling insurance (fire) policy for this rental house last year but I feel like it doesn’t protect us well. There is nothing in place if there is damage from say a car accidentally running into the house, hail damage, someone tripping on the sidewalk, dog bite or if there is major damage to the house that is not fire related.

Does anyone know what kind of insurance is typical for a rental property? We had one claim a few years ago for a failed shower pan (one claim  in 14 years when we were still living in it) but I need to know what kind of insurance we should be looking for to cover us more adequately.
