Extra charge for service animal in OHIO
Hey everybody.
My tenant moved out and left the place in immaculate condition!
I am looking for new tenants and planning to charge extra deposit and monthly fee for dogs. I have an inquiry from people with a service dog. Am I allowed to do the same charges for a service dog right?!
Thank you!

Ignorance is not bliss when you're an investor. This is the newest and hottest litigation area that we all need to avoid participating. From Nolo:
"Landlords can't refuse to rent to someone who uses a service dog. The federal Fair Housing Act requires that landlords make “reasonable accommodations” for tenants with disabilities. Allowing an animal can be such an accommodation (see the Fair Housing Amendments Act, 42 U.S.C. §§ 3601–3619.)"
Please google the topic for all the restrictions and rights involving both service and emotional support animals.
