Should I refund a portion of the rent?

Question

Due to a drain pipe leak buried in the floor of a second floor bathroom (the only bathroom in this property), the tenant was unable to use the bathtub/shower for about a week.  She's asking for a rent credit...and I am planning to offer something to compensate her.  Just curious if anyone has any input on what would be reasonable.  Monthly rent is $950.

@John Kennedy if she is a model tenant why not. 200 dollars is not outrageous given the circumstances.

I have a slightly different approach to share...I never like to allow a tenant to "adjust" the rent.  The rent is the rent.  Once a credit is given - even for a good reason - you can bet the tenant will be seeking other reasons to earn another one.  So-o-o, in the very few times that my clients and I have had/wanted to do something for a deserving tenant, we have issued a rent rebate check.  It sends the message that "no, you can't change the amount you pay ever" - but "here's a rebate on rent paid for your inconvenience...we appreciate you."

If you live in the same area, deliver it to the tenant with a handwritten note.  If not, consider sending it to them via overnight mail. Both shows that you "inconvenienced" yourself to make it right.

Good idea, I would have done it without them asking anyway.  $200 is fair because not being able to use the bath/shower is a problem.  Luckily, your tenant didn't ask to be put up in a hotel until the problem was fixed.

I agree with Bjorn.  Give her a break on rent.  Not being able to use the shower/tub for a week isn't ideal.
