Positive Cash Flow but What If.... Advice Needed

I own a property and it is rented to a great tenant who always pays the rent on time and cares for the property. My concern is should I sell and get out now. The rent more than covers my expenses but the property is 30 years old and may in the future need a well pump and the septic could fail. If I sell I can take the money and possibly buy another property or just put the money in the bank. I have had a good run always rented to good people. Advice needed!
