How to form a LLC and transfer assests/liability to it

Two post boxes? Not sure if I am doing this right. Anyways any knowledge or experience on how to create an LLC, and how would I buy a property under it if I wanted to get a traditional 30 year mortgage using my income etc. I've never formed one before but want to make sure to protect myself and my investments as I go forward and start acquiring them. I wanted to try to think ahead before I purchase a property. Thank you for your help and time!
