Same laws of FHA apply to house hacking?

I have decided to rent out my spare bedroom in my apartment, do i have to follow the Fair Housing laws (in SC) when people ask to move in? They will have to apply through my apartment but i would like to get someone near the same age and lifestyle that I am in. I dont care about race or orientation, just age and behaviors.

For instance; I am young and dont drink and dont have a problem with people who casually drink, but I dont want someone who is a wild party person to live with me or like 30 years my senior.
