I have decided to rent out my spare bedroom in my apartment, do i have to follow the Fair Housing laws (in SC) when people ask to move in? They will have to apply through my apartment but i would like to get someone near the same age and lifestyle that I am in. I dont care about race or orientation, just age and behaviors.

For instance; I am young and dont drink and dont have a problem with people who casually drink, but I dont want someone who is a wild party person to live with me or like 30 years my senior.

Drinkers and partiers aren't a protected class, so you're alright!

Here's an article that might be useful for you. You might want to consider factoring in whether your personality is compatible with your roommate as well.

"In this circumstance: No. The Ninth Circuit concluded that the roommate relationship is so personal and intimate that potential government interference with that relationship raises significant Constitution concerns, and is unwarranted. "
