Property Management: What Metrics to Track & Why

I want to know what other management companies are tracking that adds REAL value and insight into your business for investors interested in your services. Also, I would love to hear from investors on questions you ask that help you gain insight into a company that are outside the routine of "what is your vacancy rate"?
