Thoughts on Property mgmt companies in Toledo, OH?

I am a property manager here in Toledo, OH. I have managed properties all over the state and have heard horror stories. I take these stories, and I personally grow from them. It’s shameful what these companies do, the hoops owners have to go through and the disastrous conditions that these properties are left in. So with that being said, what do you expect (not want) from your property managers/companies? I want to grow and train my office and myself, to exceed all expectations of my owners AND my tenants :)
