Late Rent Payments- new landlord

Tyler C.
Posted

Hi! I closed on my Duplex in the Spring and had a tenant move in over the summer. I'm a first-time property owner and landlord and I'm not sure the best way to handle this issue. Rent is due on the first and is late on the 2nd. My tenant consistently pays 8+ days late. I do charge a late fee for payments received after the 5th, but that doesn't deter her from paying late. Other than the late payments, I haven't had too many issues. I live in the upper unit, so the property is well kept. Is there anything I can do to further enforce on time payments? I live in Milwaukee county btw.
