Short term rentals - 30 day minimum

Hi there BP!

Does anyone have any experience running a short term vacation rental in a city which require rental terms of at least 30 days? This is is a highly desirable beach location. Walking distance to the beach and hottest bars/restaurants in the area. It has the potential to attract the right clients. Just wondering how difficult it is to find clients who can stay for 30 day increments. And other downsides I may not be thinking about. For instance: client books the entire month, but a new client comes along and books for 3 weeks later. Now the 3 weeks in between clients cannot be filled by anyone else bc of the city ordinance. Other risks?
