Short Term Rent Collection

I am going to be renting out one of my units for a 3-month lease period. I want to know if I should collect the rent for all 3 months + security deposit + pet fee up front OR if I should only collect first months rent + last months rent + security deposit + pet fee (and they pay me for second months rent when the time comes)? If there are any rules to collecting rent for short term rentals please let me know. Any feedback would be appreciated.
