Eviction by property manager

Hi Everyone. I have a friend of the family managing my property that is out of state. He signs the lease. Now we have to start the eviction process (or at least let the tenants know that we are starting) for failure to pay. My question is... what is needed by him in order to carry out the entire process? Does he automatically have the authority to do everything without my signature, without my presence. etc? 

I have been told that he can do it all but I am new to this and want to make sure that I am playing my cards correctly.
