How much to charge for burn marks and tile damage?

Hi All,

The property is a fully renovated brand new house. The tenant was my housemate for 1 year and she was the first to occupy the space on a long term basis (I had one person there prior to her for only 1 month).

For the bathroom vanity top: There are multiple flat iron (hot hair tool) burn marks on the white plastic bathroom countertop. They are light and do not appear to go down very deep. I have googled DIY ways to fade the mark that seem fairly simple and not terribly time consuming. But I have not attempted to do so yet so I do not know how effective they will be.

For the bathroom flooring: The floor has large sized tiles (12 x 20" or so). One of the tiles near the high traffic entrance of the bathroom is loose. When you press on one end of the tile the other end of the piece pops up. The grout is cracked on all 4 sides of the tile. The tile itself is not broken so it probably needs to be reaffixed/regrouted. To figure out if the damage was due to use or poor workmanship I looked for the same issue on other tiles. It is a really large bathroom and I found one other tile that had some grout cracks but it was no where near the extent of the tile near the entrance and other than that the entire rest of the floor is in perfect shape. Since we did live together I recently heard on two occasions where something heavy was dropped. One time in particular it was loud and heavy on the tile floor and she let out an "oh [expleitive]!" So I am thinking it was caused from that.

Would you consider any of the above normal wear and tear? If not, how much would you charge?  Thanks everyone
