Newbie. Advice Welcome

Hey! I will be moving to work abroad for the next 10 or so years. I would like to buy property in the US to rent our while I am away. I will have roughly 25k for a down payment.

I am not really looking to make money on this but at the very least build equity. Although if I could make a few bucks each month well than that's great to.

What type of property should I be looking at? What is the rental formula to go by?

I am not sure I would jump into a property then leave the country. You may wanna find someone you can trust and put your money out at 9% or so as a private lender. You may still end up a property owner, but at least you start out as a passive investment. Just my opinion
