Rent Default Insurance

Has anyone in NYS used rent default insurance? Have you incorporated this into the base rent for all tenants or offer it as a separate charge? Or have you required this only after a less than stellar tenant applied? Any experience would be great. I was looking into using LEAP as one possible option.
