Fix it or buy another?

Have had a duplex for a few months now that is in fair shape, great tenants and cashflow. The one thing it is most definitely going to need in the next couple years is new siding. Current siding is fiberboard and is starting to rot in a couple spots, and is simply ugly. There is also another duplex in the same neighborhood which is an outstanding deal. I can get into the the other property on a standard rate mortgage for just slightly more than the total cost of the siding job. Looking for input on which I should choose, fix mine now and hold off on an outstanding deal? Or take the deal and worry about property #1 next year? Thanks!
