BRRRR - anyone starting one soon?

Hi all -- I'm very interested in getting involved in some BRRRR deals, and I'm looking to be involved with someone's project, if they are interested in bringing me on.

I have a duplex under my belt and I want to take on some distressed properties to likely BRRRR (but also evaluate as flips if they don't work as long term rentals). What's stopping me is not fully understanding the process or seeing one in action, despite my research.

My goal would be to sit with the investor (virtually, of course, or local if you are in the Philly region) and understand your method of identifying, evaluating, executing, and closing on the process.

What can I offer you? First, a second eye on evaluation -- I am an operations manager by trade and I am acutely trained to think of all potential outcomes, costs, risks, etc., and I can lend my expertise at various stages of the deal. I'm not much as a tradesman, but an extra set of hands to help keep costs in line is certainly possible. We could explore other options of neither of these are a good method, but I could provide value as I have some experience (especially on the 3rd R - renting) and can help with a paintbrush or something.
