Worth adding a bathroom before renting out? 3BR 1Bath SFH

Hi everyone, first post here.

I have a 3 Bedroom 1 Bathroom SFH located in the suburbs that I am preparing to rent out. I was wondering if it was worth it to add a bathroom before listing? The market is almost entirely families in the area.
