Tenant Passthrough Expenses on Landlord's Books?

All - wondering how owners are booking passthrough expenses on their books. My particular case, waste management on one of my properties will not bill directly to the tenant - only to the owner. Therefore, I have to pay upfront and pass the expense to the tenant which they will pay (reimburse me) through either a separate payment or an increase in their rent check. 

My question - from an owner's standpoint, are these offsetting operating expenses/revenue on the property income statement, or would you classify as non-operating? I guess since eventually offsetting, it doesn't matter, but if there is a lapse in timing (I'm billed quarterly and tenant has the choice to pay all at once or break up monthly), I want to be sure my end of year books are reflecting correctly.

    @Mike B. great question! We include the transaction as both an expense to the owner and income for the property. 

    Note: I'm not an accountant.
