Just received this text from a tenant, "The toilet in the front bathroom is continuously running. I have tried to get it to stop but it didn’t work."  How should I respond?

If it were me, I'd call them and explain how to lift the tank cover off and see if it is just the flapper chain is caught. I'd have them take a picture of the inside.  If that isn't the problem, I'd have her turn the water source off (near floor behind toilet, turn handle clockwise).   Then the toilet will stop running until you can get it fixed.
