Multi fam owners: how do your tenants split lawn/snow maint?

Quickly closing in on my first BRRRR project, for those of you with multi fams; how do you have the tenants split the lawn care and snow removal? To paint a picture of what I'm working with, this is a duplex with a driveway separating the two houses. This prop is in an area where tenants 95% of the time cover these expenses, so I was wondering how people usually structure this? I don't want to be involved with setting up these appointments and collecting payments. Let me know how you guys handle this, thanks!
